Acquisition, Permitting & Entitlement of Large Land Assemblage

The Marlborough / Northborough Land Portfolio spans over 550 acres in numerous parcels strategically located near major traffic corridors and industrial hubs throughout Marlborough and Northborough Massachusetts. The Gutierrez Company acquired the portfolio directly from the Metropolitan Life Insurance Company.

Using our knowledge of the market, we conceived of a series of development programs for the various parcels, each uniquely designed to maximize the value of the asset given its location. As master developer for this portfolio, we worked directly with city and town officials, state and local agencies, community members, and economic development leaders to design, permit and entitle over 2.5 million square feet of mixed-use commercial, industrial and residential space.

The projects stemming from this portfolio have included over 1.5 million square feet of Class A logistics space, 140,000 square feet of biomanufacturing space, approximately 475,000 square feet of mixed use office, retail, restaurant and entertainment space, and 285 residential units. We have executed numerous disposition strategies including land sales, forward purchases of completed projects, and owner sales upon stabilization.

We are currently developing the remaining parcels which include over 250,000 square feet of industrial and advanced manufacturing space.
