Following the transformation, lease-up and sale of 4 Burlington Woods, The Gutierrez Company and their institutional partner re-engaged to repeat the successful office-to-life-science-lab conversion play. The Gutierrez Company identified, and our joint venture partnership acquired a vacant, three-story, 115,000 square foot office building in the Burlington Corporate Center office park. Initially completed in 2010, the class A building was fully leased to a tenant who had relocated and vacated the premises. The partnership reduced its exposure by monetizing an early termination option which allowed the lab conversion to commence. The Gutierrez Company obtained all entitlements and converted the building to a green, LEED-certified, state-of-the-art, lab-ready facility including a 23,000 square foot “spec” suite. As a BioReady® Community, Burlington has benefitted from the long-term trend of life science R&D demand emanating from the Boston/Cambridge metro area. The well-located building is positioned to capture that demand and provide space for the next generation of growing life science R&D companies.
