Speculative Hi-Bay Warehouse launches Successful Joint Venture Partnership

The 301 Bartlett Street site was part of the 550 acre master plan land acquisition and entitlement project that The Gutierrez Company acquired from MetLife. In partnership with a preeminent national logistics equity capital partner, we constructed this facility on a speculative basis using precast concrete panels, reinforced floors and optimal building depths and loading configurations.

The property was fully leased to two tenants including Lowes within one year of completion. The property was sold to an institutional investor shortly after lease-up.
