Life Science Asset Repositioning – Class A Sustainable Office Core and Shell Quickly Converted into Institutional Quality Lab/Office
Initially developed and constructed as a speculative Class A core and shell office building by The Gutierrez Company, it was a fast track and seamless transition in 2019 when the team decided to engage an institutional capital partner and reposition the asset to a lab ready building and capture the increasing lab demand emanating from the Boston/Cambridge metro area and growing along the Interstate 95/Route 128 corridor. Once the repositioning was complete, the state-of-the-art Class A life science research facility was fully leased to three life science tenants, all relocating from Cambridge. Upon stabilization in 2022, the partnership completed the final stage of its business plan and sold the property to a large institutional insurance company.
