Building the Life Science Cluster from the Ground Up
When Millipore Sigma (Merck, KGaA, Darmstadt, Germany) was seeking a new north-American hub and headquarters with room to grow, The Gutierrez Company provided the solution. We took a site previously approved for two office buildings and converted it to a single, phased project delivering 280,000 square feet with a 70,000 square foot expansion. Located on Summit Drive, one of the highest points in Burlington with views of Boston, and superior access to major highways, The Gutierrez Company delivered the first significant life science lab facility in the Burlington community.
The customized build-to-suit project provided a LEED-certified core and shell building that we designed housing the Millipore interior program, all constructed by The Gutierrez Company. In addition to a range of office spaces including: corporate, collaboration, and call center space, the project featured a full-service cafeteria and a fitness center. The facility houses multiple lab spaces for product testing and development, including the only Millipore M Lab Collaboration Center in North America, as well as the BioReliance® End-to-End Biodevelopment Center, an adaptive CDMO space.
Before construction was complete, Millipore acquired Sigma-Aldrich and initiated the expansion to include a number of chemistry lab areas, an NMR room, and a blast resistant hydrogenation room.
The Gutierrez Company provided the equity capital for the project from internally sourced funds and executed a 15-year lease with Millipore Sigma, who purchased the entire facility after completion.
