Keurig Dr. Pepper North America Headquarters – Productive Redevelopment and Cleanup of Brownfields Site into Worldclass Office, Research & Development Campus
Initially conceived, designed, and permitted for a two building 625,000 square foot office/R&D campus, the entire program was reconfigured to accommodate Keurig’s pressing need for a facility to consolidate its office and R&D functions in a cohesive campus setting.
In close coordination with Keurig’s team, The Gutierrez Company delivered a 150,000 square foot R&D facility as the first phase of the project. The second phase consisted of a ten-story structure including a 280,560 square foot, five-story office tower atop a five-story parking garage built into the grade. The project site was formerly occupied by an electronics manufacturer and the development of Keurig’s new headquarters facility accelerated environmental clean-up activities and allowed the successful redevelopment of the property. The new LEED Silver, showcase facility provided for additional R&D space and expansive amenities including an executive conference center, roof deck, full-service kitchen/cafeteria with outdoor seating, an elevated pedestrian bridge to the R&D building and a fitness center.
The combined 431,160 square foot project sold in 2015.
