Unique Partnership Delivering a Build-to-Suit Facility During Unprecedented Times

Through the height of the pandemic, The Gutierrez Company led the delivery of one of the only new ground-up, suburban, office/research and development facilities completed along the MetroWest Boston I-495 corridor in nearly a decade. In a joint venture with the land owner, The Gutierrez Company obtained all entitlements and led the design in partnership with the tenant, Olympus. We constructed the core and shell, and completed the interior fit-out during one of the most challenging periods seen in generations.

We collaborated with the tenant and all team members throughout the project, despite government shut-downs, ever-changing construction workplace requirements and challenges to keep workers adequately protected and healthy. We successfully delivered a fully amenitized, four-story facility including a full-service cafeteria, daycare, fitness center and unique research spaces consisting of wet and dry labs, electronics lab space and a fully detailed mock operating suite incorporating an Olympus virtual video system. The twenty-year lease allowed the consolidation of company employees under one roof and serves as Olympus’ headquarters for the Medical and Therapeutic Solutions Division.
